The 34-lot development is uniquely positioned between the Kyabram Parkland Golf Club and the Kyabram Fauna Park, featuring views of the fauna park wetlands and easy access to the trotting track and golf club complex.
Mrs Viceconte believes the Lake Rd site is the obvious choice for people looking to enter into the highly competitive Kyabram land market.
“None of the other developments have the picturesque environment that surrounds our estate,” she said, suggesting that Lakeside Estate was a clear choice ahead of the estates that were at various stages of development.
The estate also backs on to the popular Kyabram Landcare Grey Box Reserve and is not far from another of the group’s major environmental initiatives, Ern Miles Reserve.
All 34 of the Lakeside Estate lots are titled and range in size from the 600 square metre lots at the rear of the site to 800, 900 and even 1000 sq m blocks at the front and to the north and south of the site.
Mrs Viceconte, who also has estates at other nearby regional Victorian towns, has had a frustrating two years since starting work on the site.
Initial hold-ups with council permits and the big wet that impacted the whole region in October 2022 caused the developer significant delays and several buyers exercised their right to walk away from contracts that had lapsed.
The Viceconte name will always be linked with the development, with one of the crescents within the 34-lot Lake Rd development named after the family.
“We lost nine or 10 people due to the delays. I don’t blame them, but I very much believe we have a great product here and things will turn,” Mrs Viceconte said.
The delays have not dampened the company’s spirits and it is pushing on with plans to fence the rear of all blocks in the next three months.
“Each and every lot is titled and available at a moment’s notice,” Mrs Viceconte said.
“The fact most of the others are outside the town, and certainly not in a spot like ours, make us stand out.”
The block prices range from $179,000 to $209,000 and the Sun Country Property director said she would be relaunching the campaign to promote the estate in tandem with H&G Real Estate.
H&G sales agent Michelle Watson said the team at the long-established Allen St business was happy to be part of this development.
“It is ideally located for families and retirees alike, with its close proximity to popular town amenities,” she said.
“People will have a walking trail right on their doorstep and this estate offers a convenient and quality lifestyle.
“We have already noticed an increase in inquiries and expect this to continue. Lakeside Estate is one of two estates offering titled land in Kyabram.”
