In a recent development in Hong Kong’s real estate sector, four prominent property developers, including Sino Land, Sun Hung Kai Properties, and K. Wah International, have submitted bids for a residential land parcel in Tung Chung. According to the Lands Department, the government had revised its terms to suit current market sentiments and high interest rate conditions, leading to increased interest from developers.
The plot, identified as Town Lot 55 in Area 106B, is designated for the development of 745 residential flats. The city’s decision to reintroduce the site to the market follows a withdrawal last year when initial bids were deemed disappointing. Bernadette Linn Hon-ho, the Secretary for Development, noted the timing was suitable due to positive market feedback and successful tenders in adjacent areas.
Alvin Lam from Midland Surveyors highlighted the strategy to focus on smaller units to mitigate investment risks, appealing to developers. With ample land still available in Tung Chung, the valuation placed the site at approximately HK$521 million. This cautious yet strategic approach aligns with government fiscal plans, as evidenced by an anticipated HK$33 billion revenue from land sales this financial year, up from the current HK$4 billion.
