Thiensville reviews 80-unit mixed-use housing plan

THIENSVILLE, Wis. — Thiensville may get a new mixed-use apartment building after a developer’s proposal reached the Plan Commission.

Village officials on Tuesday approved an architectural plan and site plan for a three-story, L-shaped building on the corner of West Freistadt Road and North Main Street. Mequon-based Heimat Group‘s proposal includes 80 residential units and 7,000 square feet of commercial and amenity space, village documents showed.

The Village Board will meet on Oct. 20 and consider rezoning the site to a central mixed-use district.

“It’s been a great collaboration,” said Colleen Landisch-Hansen, village administrator. “The village has long recognized this site as great potential redevelopment.”

In September, the Thiensville Village Board approved a certified survey map which combined four parcels into one to advance development on the site. The site was previously a gas station the village bought in 2021 and later razed.

Heimat Group will work with the village to create a pay-go tax incremental financing agreement within the village’s Tax Increment District No. 2 to support an economically viable project, the developer wrote in a letter to officials. The village established the site, located at 301 N. Main St., as an anchor property of the district.

The project will feature market-rate residential units with high-end features and building amenities, a village staff report showed. There will be three studio units, 51 one-bedroom units and 26 two-bedroom units, early development plans showed.

The village selected Heimat Group in a request for qualifications process and entered into an agreement with the developer to create a project plan. After the two parties reach a development agreement, the village will transfer ownership of the site to the developer. The deal has been under negotiation for several months, a village staff report showed.

The project will also feature a total of 134 parking spaces, including 85 lower-level spaces, 19 surface spaces through an easement, 30 visitor and commercial spaces, and 104 resident and guest spaces, officials added.
