
Here are updates on commercial and residential real estate developments underway in Greenville.

250 N. Church St.
250 N. Church St., Greenville
Site work continues on the approximately $130 million mixed-use development at 250 N. Church St., commonly referred to as the Greenville Gateway project or Gracie Plaza. The project will feature two towers with approximately 327 residential units and around 8,500 square feet of commercial space.
In August, Greenville City Council approved a development agreement with the project’s developer, NR Gateway Greenville. Under the agreement, NR Gateway Greenville will design and complete public improvements at 250 N. Church St. and along Church Street, North Street and Beattie Place.
The city plans to provide up to $7.25 million to reimburse the developer for the completed public improvements. Planned improvements include an outdoor public plaza, a public art gallery, new sidewalks, upgraded landscaping, new site lighting, street improvements, utility upgrades and more.

Biltmore Walk
Pearl Avenue and Biltmore Drive, Greenville
Construction has started on Biltmore Walk, a luxury townhome community in Greenville. The project will consist of 44 brick-and-limestone townhomes at the corner of Biltmore Drive and Pearl Avenue in Greenville. Each residence will feature expansive kitchens, hardwood floors, limestone fireplaces, a private terrace and more.
Crews are currently grading the site, installing underground systems and building retaining walls to prepare for vertical construction. This initial phase of the project will continue through the fall.
Biltmore Walk’s development team includes Keene Development Group, Prescott & Foushee Construction, MHK Architecture, FORD Interior Design and Knight Strategies. Marchant Bateman and Co. of Blackstream Christie’s International Real Estate leads the sales effort for the community.

The McDaniel
East McBee and McDaniel avenues, Greenville
Keene Development Group is also developing a luxury condominium project named The McDaniel in downtown Greenville. Once completed, the community will include 30 condos.
Prescott & Foushee Construction was recently brought on as the new builder for the project. Construction of the project’s first phase started in October 2023, and the second phase is anticipated to begin in late 2025.
Kyle Keene, founder and principal of Keene Development Group, said the first homes in the project’s initial phase are on track to be delivered in the late summer of 2026.

East McBee office building
East McBee Avenue and Mordecai Street, Greenville
A four-story office building will soon be under construction at the corner of East McBee Avenue and Mordecai Street in downtown Greenville. The structure will sit across from McBee Station, adjacent to the Church Street bridge access ramp.
The city of Greenville’s Design Review Board approved exterior design plans for the office building at its Aug. 21 meeting. The building will include shell office space, a rooftop amenity and on-site parking.
Greenville-based Broadstreet Partners is the developer behind the new project. Craig Stipes with Broadstreet Partners said the goal is to break ground on the project in the first quarter of 2026.

County Square
University Ridge, Greenville
Site work for the redevelopment of the former County Square property — sometimes referred to as the Greenville Downtown Redevelopment — continues to progress, said RocaPoint Partners’ principle, Phil Mays.
University Ridge has been reconfigured and is being connected to the traffic circle at University Street in the West End. Although details on construction of most of the structures planned for the property are not yet available, Mays confirmed that Copper Builders’ townhomes and a city parking garage would be the first things built.

Maverick Yards
15 Jenkins Court, Mauldin
Drew Parker, founder of Parker Group Development, said Pickle Yard, the entertainment anchor of Maverick Yards, is expected to open in December. Maverick Yards is the mixed-use development off Main Street in Mauldin near the corner of East Butler Road and Murray Drive.
An existing 20,000-square-foot industrial warehouse was redevelopment into the new pickleball complex. Pickle Yard will include six indoor pickleball courts, three golf simulators, two padel courts, grass volleyball, outdoor yard games and a restaurant/bar.

Trueline GVL
401 Rhett St., Greenville
In June, upcoming music venue Trueline GVL announced it had acquired new investors and switched contractors. At the time, it was looking at an opening date in the first quarter of 2026. The venue broke ground in April 2024. It will total 34,000 square feet and feature tiered seating for its 1,700-person capacity.
“You’re starting to see the beginning of the barrel roof, as well as the pit is dug out. You can feel kind of how this building is going to take shape, and how it’s going to function as a live-music venue,” said founder Michael Grozier.
The timetable is looking closer to a second-quarter opening but is still on track for 2026.

Markley + Main
Markley Street, Greenville
The Markley + Main development broke ground in Greenville’s West End in June. The six-story development will feature:
- 277 residential units
- More than 25 EV car-charging stations
- A lounge with golf simulators
- Rooftop lounge with indoor and outdoor spaces
- Pool and fitness center
The mixed-use development will have over 10,000 square feet of retail space with potential tenants currently under review. Developer Suncap Property Group has partnered with real estate investment firm Peakline Real Estate Funds for the site’s development. In March, Suncap Senior Vice President Derek Mathis said the total investment was around $100 million. Move-ins are expected to begin in summer 2027.
Laurens Road Kimbrell’s Furniture building
20-22 Liberty Lane, Greenville
Development at the old Kimbrell’s Furniture building is underway, with delivery of suites expected between the first and second quarter of 2026, said site co-developer Nathaniel Long of Point Place Holdings.
Long and Travis Lacey are developing both buildings, which they purchased in 2021. The future of the site is tech-focused with a social-competition component. Upcoming tenants include:
- Barista Alley Cafe & Roastery’s first Greenville location
- Elite Battles by Social Latitude, which Long described as “Call of Duty meets laser tag”
- Kidzland, a children’s indoor play place
- A tech village including Launchpad GVL and a tech incubator space
