A new South Australian female-led premium property services agency, Unica Property Co, has launched for property developers and investors.
Unica Property Co currently manage a diverse portfolio of fully leased mixed-use precincts, shopping centres, and medical centres throughout the Adelaide CBD and Hills which include a multi-tenanted space on Hutt Street, Mount Barker Village Medical Centre and Mount Barker Village Shopping Centre.
Led by Directors Hannah McClure and Elsa Davis, and supported by consultant Peter Buik, the team aims to help commercial property owners reposition underutilised assets by ensuring full occupancy, increasing net lettable areas and initiating forward-thinking upgrades to a changing commercial market.
Elsa is a prolific commercial asset manager with 15 years of commercial property experience across Australia with roles at Colliers International, Leedwell Property and most recently, private investors. She has led several property developments, including Project Manager for the complete redevelopment of Mount Barker Village Shopping Centre in 2016, the new build of Mount Barker Village Medical Centre also in 2016, and most recently the redevelopment of the three story office building at 120 Hutt Street.
Hannah is a registered land agent with 20 years of experience in the corporate sector, including senior roles in government, hospitality, and profit for purpose including Australian Hotels Association NT, NT Office for Asian Engagement, Trade and Investment and most recently at The Hospital Research Foundation Group.
Hannah told COMMO.com.au, “We look forward to leaving our distinct footprint across metropolitan Adelaide and the Adelaide Hills one that reflects smart strategy, and sustainable growth for our clients.”
“We’re all about identifying underutilised properties and precincts, and supporting our clients in transforming them into thriving, high-performing assets that deliver long-term value for all stakeholders,” Hannah said.
Unica’s services include asset management, such as lease and tenant management, market positioning and competitive strategy, risk management and compliance and financial performance and return on investment optimisation.
The team can also provide consultancy on lease negotiations and tenant representation, investments and portfolio strategies, site acquisition and development.
Elsa continued, “We are looking to collaborate with developers, landowners and industry professionals who share our commitment to results driven development.
“Adelaide’s commercial landscape is entering a new phase of renewal, with Hutt Street leading the charge. Once seen as a fading fringe strip, Hutt Street is undergoing a genuine resurgence, fuelled by bold development and a shift in mindset.
“Likewise, in the Adelaide Hills, Stirling stands on the brink of a new chapter. With the Woolworths redevelopment now on the horizon following the 2023 fire, there is a rare opportunity to not just rebuild but reinvent. And the opposite side of Stirling’s Main Street, which has long been underutilised, despite its prime location and strong community now has a chance to follow suit. With the right investment and vision, it could become one of the most vibrant high street destinations in the Hills.
“Precincts prove that with smart planning, quality design, and landlord commitment, underperforming commercial assets can become thriving, high-demand hubs,” Elsa concluded.
The team at Unica Property Co are also launching an exciting new lunch series, ‘Women in Commercial’, that will create opportunities for women in industry to connect on a regular basis, furthering Unica’s emphasis on collaboration and connection.
