Property development firm unveils next phase of £75m scheme

Property developer Bericote has submitted a planning application for the next phase of its £75m employment development in Staffordshire.

The Phase II application seeks permission for four new units across use classes B2 (general industrial) and B8 (storage and distribution), providing a total of 348,075 sq ft of floorspace. The plans also include associated parking, servicing areas, landscaping and infrastructure works.

Phase I of the scheme delivered around 1 million sq ft of industrial accommodation across three buildings, all of which are now occupied by Gestamp, GSF Car Parts and Haulotte UK. That phase supported more than 1,000 jobs and represented around £140m of investment.

The Staffordshire site forms part of Bericote’s wider pipeline of large-scale employment developments, with the location benefiting from strong transport links and an established industrial base.

Richard Saint, managing director at Bericote said: “The economic uncertainty is over, interest rates are down, it is safe for UK businesses to start investing again. There is no BREEAM outstanding stock in the pipeline anywhere in the UK, and as occupiers re-emerge, we will meet that need.”

The submission is Bericote’s first planning application of 2026 and marks the start of a phased release of land across the site, following the full letting of the initial phase.
