The Edge Malaysia Property Excellence Awards (TEPEA) 2025 brought together a warm mix of familiar friends and new names as we marked the 23rd instalment of this annual celebration of the best of Malaysian real estate.
Housing and Local Government Minister Nga Kor Ming joined us as the guest of honour, adding a touch of ceremony to an evening shaped by camaraderie and shared pride.
For decades, the property sector has mirrored the country’s resilience. It has weathered waves of geopolitical tension, adapted to shifting trade dynamics, and held its ground through the uncertainties of an ever-evolving global order, emerging each time a little tested, yet steadfast.
When The Edge Malaysia Top Property Developers Awards (TPDA) was introduced in 2003, it aimed to restore confidence during a period of market unease. By shining a light on both listed and privately owned developers, the ranking created a reference point for homebuyers and investors.
Over the years, its methodology has remained robust, blending hard numbers, shareholders’ funds, revenue, profit and gearing with qualitative considerations such as brand strength, innovation, quality, value creation and expertise. Independent oversight from a respected judging panel and verification by Deloitte Malaysia add further assurance to the process, strengthening its reputation as the gold standard of the Malaysian property scene.
Across the latest assessment period, revenue growth was the dominant theme among the industry’s highest-ranked developers. Eleven of the 12 companies that made it into the Overall Top 10 chart this year recorded higher revenue in TPDA 2025 (FY2024) compared with their TPDA 2024 (FY2023) performance, with improvements stretching from steady single-digit gains to leaps of more than 50%. Profit before tax told an even more striking story: Every single one of the 12 saw stronger earnings, with some registering a modest uplift and others delivering exceptional triple-digit growth.
As the market has evolved, so have the awards. TEPEA now recognises a broader spectrum of achievements, from sustainable architecture to social inclusivity. The Edge Malaysia-PAM Green Excellence Award spotlights developments that place sustainability at the forefront.
Our collaboration with PEPS on the Value Creation Award highlights projects that create economic uplift not just for investors but for local communities. The Property Development Excellence Award acknowledges developments that raise the bar in design, user experience and long-term value.
Mindful of how fragile our architectural heritage can be, and how quickly older neighbourhoods slip into neglect, we introduced the Excellence in Conservation & Adaptive Reuse Award in 2022. It was born from a desire to honour those who breathe new life into historic buildings, preserving their stories, restoring their character and presenting them anew to a generation eager to rediscover the past.
We also pay tribute to the individuals whose steady leadership and vision continue to shape the industry’s horizon. This year, the honours go to three remarkable figures: Datuk N K Tong, recipient of the Outstanding Contribution to the Real Estate Industry Award; Tan Sri Lim Hock San, named Outstanding Property Entrepreneur; and Lee Chee Seng, awarded the Outstanding Property CEO accolade. Each of them has carved a distinct path, leaving an imprint that will long outlast their tenure.
This special issue of City & Country gathers the views of this year’s TEPEA winners, the thinkers, builders and leaders charting the next chapter of Malaysian real estate.
