The owner of the former Vulcan Materials property near the Van Dorn Metro station is looking to sell, as a new hotel, retail, hundreds of new homes, and a park are being built on the site.
Last year, the city approved a plan to redevelop the site into an 11-story, 256-room hotel with 4,500 square feet of retail space, 323 new townhomes and condos, and a 4.4-acre park. The development promised to be “the most vibrant, new residential development that this area has seen in several years,” according to marketing materials released by Maryland-based Cohn Property Group (CPG) and first reported by the Washington Business Journal.
Lennar Corporation and Potomac Land Group II LLC are seeking to sell the 15.5-acre former industrial site at 701 S. Van Dorn Street, and CPG states that they are open to various uses for the site.
“The seller prefers to do a transaction with an existing hotel developer/operator, but it’s open to other users such as multifamily, affordable/workforce housing, senior living, self-storage, or other uses,” CPG said.
The development has been in the works since 2019.
According to CPG:
Located on what is known as “Land Bay D” within Lennar Corporation and Potomac Land Group’s 15.5- acre mixed use development of the former Vulcan Material site, this fully entitled project is approved for 226,651 gross square feet and is currently designed as a 256-unit dual branded Hotel concept. The Owner is in process on delivering what will be the most vibrant, new residential development that this area has seen in several years. Upon completion, the project will include 119 residential townhomes, 204 for-sale condominiums, and a brand new 4.4 acre public park, drastically changing the landscape and making good on the City’s vision for the West End. Land Bay D is the leading edge of the project and fronts Van Dorn Street, acting as the doorstep to this exciting development and presenting an incredible opportunity for an Investor to capitalize on years of entitlement and design work. Current plans call for 11 stories above grade, with the first 2 levels being primarily parking, just 4,500 SF of retail space, with the balance as rooms for an operating hotel partner.
The marketing materials feature renderings and floor plans for the property, including the hotel, which is depicted as a Hilton Garden Inn and Homewood Suites.
CPG Principal Josh Simon said the company is on the market looking for a hotel group, or multifamily or affordable housing entity to buy the site. He also said that the renderings showing Hilton at the site are illustrative only.
“Those were renderings that the owner had done and are illustrative in nature,” Simon said. “It is not because Hilton is coming to that site necessarily.”
