Construction is nearly finished on a riverfront complex with more than 200 new homes, on one of Brisbane’s last remaining spaces by the city’s river.
Monarch Residences by Consolidated Properties Group (CPG) began construction nearly two years ago, building on 1.2 hectares of property to seat 224 riverside apartments.
The units are spread across two separate 15-storey buildings, with more than 130m of direct river frontage between them.

The project is located at 600 Coronation Dr, Toowong.
CPG head of residential James MacGinley said this was the company’s largest project by value to date, with a huge market being downsizers looking for a convenient living space that’s still picturesque.
“Riverfront property in Brisbane have become incredibly scarce – most of the riverfront of Brisbane is developed now,” he said. “What makes this particular site even more unique is that it’s direct riverfront that has no flood impact at all.”
“We always knew that when you put those attributes together, there was always going to be very high demand.”

Four properties remain on the $460 million site: two three-bedroom homes and two from Monarch’s penthouse collection.
The penthouse collection includes homes on the top and bottom floor of the buildings, each with high ceilings, unique floor plans and unobstructed views of the river.
Prices for remaining homes begin at $3.5m, with the most expensive property being a 236 sqm apartment right on the riverbank, priced at $5.95m.

Each offering in the penthouse collection has a unique floor plan.
Constructed by Hutchinson Builders, chairman Scott Hutchinson said the site represented a major milestone with CPG, who they had been partnered with for 45 years.
“As builders, we have worked hard to ensure the materials we use are not only of the highest quality, but also visually appealing and structurally sound,” he said.
Located at 600 Coronation Dr, Toowong, the development also shares space with a heritage house on the property.
Known as Middenbury House, the 1866 home is being restored and refurbished alongside the new residences, using materials such as some of Australia’s last traditional Welsh slate.
Two properties remain for sale in the penthouse collection, along with two three-bedroom homes throughout the rest of the development.
Residents of the development are expected to move in shortly before Christmas 2025.
CPG CEO and chairman Don O’Rorke said he was pleased with the pace of construction, with scaffolding on their River 1 building expected to be removed in the next few months.
“Both towers are structurally complete, and we’re moving quickly into the final stages,” he said. “It’s exciting to see everything come together, and we look forward to welcoming the first residents soon.”
Those who have bought a home at Monarch Residences are expected to move in by the end of the year, just before Christmas.
