Johor holds talk on strata challenges


Industry players told to prepare for changes

RISING complexities in modern urban development are putting added pressure on developers, surveyors and property owners, particularly when it comes to strata properties.

From defect management beyond the liability period to termination of ageing schemes and the coming wave of urban renewal, stakeholders say challenges are becoming increasingly urgent as more developments mature.

Royal Institution of Surveyors Malaysia (RISM) Johor branch chairman Eugene Then said these challenges prompted his organisation and Johor Real Estate and Housing Developers Association (Rehda) to hold the “Strata Experts Insights” seminar to share practical knowledge.

“The introduction of the sales and service tax has also added to cost pressures across the sector.

“While costing pressures are making things more challenging, what matters most is ensuring stakeholders, including developers, managing bodies, regulators and strata property owners are well informed and empowered to make the right decisions,” he told StarMetro.

Then said defect management, urban renewal and strata termination were among the most pressing concerns for property professionals today.

Continuous engagement and education remained vital, he said, adding that RISM and Rehda had, through the seminar, promoted learning and collaboration across the industry.

The seminar featured speakers from various backgrounds as well as a representative from Strata Owners Association Malaysia.

One of the speakers, lawyer David Chan Chin Chye, said the soon-to-be tabled Urban Renewal Act 2025 would mark a major shift in redevelopment.

“The Act is designed to provide a clear legal pathway for redeveloping old and dilapidated strata properties.

“It will significantly change how renewal projects are initiated and carried out, balancing the rights of individual owners with the collective need for redevelopment,” he said.

The seminar was attended by some 80 participants including surveyors and developers.
