More of Hong Kong’s small and medium-sized property developers face default risks as banks remain cautious about issuing new loans, according to a report. Glen Ho, national turnaround and restructuring leader at Deloitte, stated the market is very rigid, lacking new capital, as banks are reluctant to grant new loans. This credit crunch is exacerbating financial distress across the sector.

The multi-year price slump in Hong Kong’s commercial real estate sector has placed considerable financial strain on developers, raising bank concerns over growing non-performing loan ratios. Data from the IndexBox platform corroborates the trend of declining valuations and rising financial pressure within the region’s real estate market. Hang Seng Bank reported its NPL ratio increased to 6.69% in the first half of the year, up from 6.12% at the end of December. The bank’s expected credit losses rose by 48.5% to HK$4.9 billion during the period, attributed to higher charges for its Hong Kong commercial real estate exposures.

Joseph Tsang, chairman of JLL Hong Kong, noted that cautious bank lending creates significant problems for the real estate market’s liquidity. With no external “white knight” investors emerging, companies in distress are being forced to seek self-rescue measures, highlighting a critical need for potential government capital support to stabilize the sector.
