Developer seeks sites to build 250 more Cork homes

Sites to build more than 250 homes are being sought in Cork, with the developer pledging to fully cover the Residential Zoned Land Tax (RZLT) on any land it purchases.

Property development firm Fitzpatrick & Heavey Homes has said it is actively seeking sites for development in Cork as part of the company’s expansion strategy.

The RZLT, in effect since February 1, imposes an annual tax of 3% on the market value of undeveloped, residentially-zoned land.

Fitzpatrick & Heavey Homes CEO Ciaran Fitzpatrick highlighted the company’s efforts to accelerate housing delivery across the county, with 17 homes under construction in Cobh.

The company said that it is now seeking to scale up and deliver a further 250 homes across Cork.

“Ireland’s housing crisis demands innovative and immediate solutions,” said Mr Fitzpatrick.

“The RZLT is intended to encourage development, but it also places a financial strain on landowners who may not have the means to build. 

“By absorbing this tax on any land we purchase, we are providing an immediate solution, offering landowners a viable exit while ensuring much-needed housing is developed without delay.

“This is a win-win solution. Landowners can avoid the financial strain of the tax, while we ensure that land is put to productive use—building homes for families and communities across Ireland.

Fitzpatrick & Heavey Homes recently acquired Cork firm CTS Construction & Trade Supplies as part of its expansion strategy.

The firm said that it is now seeking discussions with landowners wishing to sell or explore partnership opportunities that will lead to the rapid development of more housing in the city and county.
