Bentry Capital, a leading investor-developer, has acquired Branch Hill House, an Edwardian mansion in Hampstead Village, for £16.4 million.
The acquisition is part of their plan to develop “No.1 Hampstead,” a premium residential scheme featuring luxury apartments. The site, located off Branch Hill Road, spans 1.7 acres and includes a grand Edwardian Baroque mansion built in 1901. The mansion, designed initially by Ernest Flint and architect Henry Flitcroft for banking tycoon John Nivison, 1st Baron Glendyne, will be restored to its former glory.
The development will include around 50 one-, two-, and three-bedroom apartments, along with a standalone townhouse. The project will feature a new-build wing that echoes the Edwardian architecture, replacing a 1960s extension. The design will incorporate high ceilings, detailed cornicing, and large windows to provide ample natural light. The homes will be finished to a premium specification with state-of-the-art appliances.
Stanhope Gate Architecture, an award-winning architectural practice, will collaborate with Bentry Capital to revive the lapsed planning consent and enhance the unit mix. The construction will be managed by Bentry Capital’s in-house arm, Mellior Group, with a three-year build program.
The sales launch for No.1 Hampstead is anticipated in Q1 2028, with Savills appointed as the preferred agent. Branch Hill House has a rich history, with the first manor house on the site built in 1741. It has been home to notable figures such as Sir Thomas Clark, Fitton Gerard, and Sir Thomas Neave. The property was purchased by Camden London Borough Council in 1964 and operated as a care home until 2015.
Bentry Capital aims to return the mansion to its residential origins, creating a luxurious living environment in a prime Hampstead location.
