Noblessner harbour real-estate project announced in Talinn, Estonia

Kodusadam OÜ, a joint venture (JV) between real-estate developer Merko Kodud and industrial holding company BLRT Grupp, has announced its decision to launch a new real-estate development project in the Noblessner harbour district of Tallinn, Estonia.

The project, set to be completed in early 2027, will incorporate an energy class A building with 83 apartments and six commercial units.

The development is poised to offer a range of apartment sizes from 42m² to 161m², with prices starting at €4,200 ($4,358) per square metre.

The building will provide parking spaces on both its ground and underground levels, and residents will enjoy a landscaped courtyard complete with recreational and play areas.

Estonian company Arhitektuuribüroo PLUSS is responsible for the architectural design of the project.

The harbour district, known for its dignified history, is being transformed into a contemporary living space.

Kodusadam OÜ, established in December 2014, is the JV developer behind the previous residential projects in Noblessner.

Both Merko Ehitus Eesti and BLRT Grupp AS hold an equal 50% stake in the JV.

Merko Kodud, part of the Merko Ehitus group, manages real-estate development and apartment sales while construction services are provided by Merko Ehitus Eesti.

In other developments, Merko Ehitus Eesti recently signed a contract with the Tallinn Property Department for the construction of the Tallinn Hobby Centre Kullo.

In November 2024, the company entered into a construction contract with the Estonian Centre for Defence Investment for the National Defence House at the Raadi campus in Tartu, Estonia.
