$11M mixed-use development planned in Jenison with 29 townhomes

GEORGETOWN TOWNSHIP, MI – An $11 million mixed-use development is being planned in Jenison with 29 townhomes and several office spaces, including a potential daycare facility.

Grandville developer KMF Construction plans to build three multi-family residential buildings and two office buildings on 12 acres of mostly undeveloped land at the southeast corner of 44th Street and 8th Avenue.

The Georgetown Township Board granted a rezoning request for the project on Dec. 8. The residential portion of the project will include a two-story building with five units, a three-story building with six units, and a three-story building with 18 units.

The residential units will all be rentals with rent of approximately $1,700 per month for a one-bedroom, $1,900 a month for a two-bedroom and $2,200 a month for a three-bedroom, said Kyle Friar, one of the co-developers of the project from KMF Construction.

The two commercial buildings will include a 9,000-square-foot building with several office spaces and a 4,000-square-foot building.

Friar said there is currently a single-family home on the property that will be demolished as part of the project. He said construction is expected to start in spring 2026, with the townhomes taking approximately 6-8 months to complete.

The timeline for construction of the commercial portion of the project will be driven by how soon the tenants can be finalized, Friar said.

The full development will likely be completed by early 2027.

Friar said the mixed-use development is a good use of the property, which would have likely remained otherwise undeveloped due to challenges on the site with sewer access and wetlands that had prevented other developers from doing anything with it.

He said KMF Construction was uniquely positioned to overcome those challenges because it had already developed nearby property on the southwest corner of 44th Street and 8th Avenue, so they were able to connect to their existing sewer infrastructure.

KMF was the developer of the Fairway Corners townhomes and Bricks Georgetown gas station across the street, Friar said.

“Our ace in the hole was we can run that sewer from our site across the street and into the site,” he said.

Friar is developing the project alongside Jon Geenen and Richard Geenen. SVB Reckley Architects is the architect of the project.
