Assetz Capital – based in Manchester and one of the UK’s leading SME property development finance providers – has secured up to £150m funding from Cambridge & Counties Bank.
The partnership expands Assetz Capital’s institutional funding marketplace, with Cambridge & Counties Bank supplying capital which Assetz will deploy into residential development loans across the UK.
The addition of Cambridge & Counties Bank increases the resilience and capacity of Assetz Capital’s funding platform at a time when SME housebuilding finance remains under pressure.
The partnership brings together two established UK lenders with shared values around responsible growth and regional expertise.
According to independent research from the Home Builders Federation’s 2025 State of Play report, access to development finance is an increasing challenge for SME housebuilders, with the proportion of developers citing finance as a major barrier rising from 33% to 39% in the past year.
Since its launch in 2013, Assetz Capital has deployed more than £1.7bn in property-secured lending, funding the building of 7,700 new homes, around one in every 12 homes built by SME housebuilders.
The addition of Cambridge & Counties Bank to its institutional funding marketplace broadens the stable capital available to SME developers and strengthens the platform’s capacity to support housing projects across the UK.
Cambridge & Counties Bank’s partnership is the first time the bank has worked with a third-party lender at scale.
