The city climbed an impressive 16 spots in the Emerging Trends in Real Estate 2026 report by PwC and the Urban Land Institute, earning the No. 29 spot among the nation’s most attractive real estate markets.n
The annual report — a bellwether for investors, developers and property professionals — surveyed and interviewed more than 1,200 industry experts to gauge which cities hold the strongest promise for real estate investment, development and finance.n
Dallas/Fort Worth topped the list as the No. 1 “market to watch,” but Pittsburgh stands out as one of the year’s biggest movers.n
Once known primarily for its steel mills and smokestacks, Pittsburgh has reinvented itself as a hub of technology, education and health care innovation. The report credits this transformation — anchored by Carnegie Mellon University, UPMC and a growing roster of tech firms — for fueling the city’s steady economic expansion and renewed national appeal.n
Downtown and its surrounding neighborhoods have undergone an impressive revitalization, with new residential towers, office conversions and green infrastructure reshaping the skyline, the report notes. The rise of tech also has brought an influx of young professionals seeking affordability and livability that larger cities can’t match.n
“Pittsburgh offers the rare combination of innovation, quality of life and cost efficiency,” the report notes. “It’s affordability creates an attractive environment for both businesses and individuals looking to grow.”n
Yet Pittsburgh’s rise in the national rankings comes amid a complex economic backdrop.n
According to the Federal Reserve Bank of Cleveland, the Pittsburgh metro area still ranks among the worst in the nation for regaining jobs lost during the pandemic — second only to one other U.S. metro — San Francisco.n
Even so, the city’s economic momentum is being shaped by growth in advanced manufacturing and artificial intelligence.n
“Pittsburgh is experiencing a surge in tech and innovation, attracting some of the largest technology companies,” the report said. “These key industries provide a solid foundation for commercial real estate investment, as they require office space, research facilities, and other commercial properties.”n
Still, the city’s office market continues to struggle in its post-pandemic recovery. New construction could help stabilize conditions as older, outdated buildings are converted or demolished, the report noted.n
The PwC and Urban Land Development Institute report also highlights Pittsburgh’s distinctive neighborhoods as a key draw for investors.n
The historic Strip District and the revitalized Lawrenceville stand out for their mix of charm, cultural energy and commercial development opportunities, the report states. “This diversity creates a broad range of options for commercial real estate investors, catering to various business needs and investment strategies.”n
