Mumbai, October 8, 2025: Lodha Developers Ltd (NSE: LODHA), India’s leading property developer, unveiled stable performance growth in the quarter that ended on September 30, 2025 (Q2FY26), with resilient demand despite limited new launches.
Strong Sales and Collection Momentum
Godrej Properties Limited reported strong sales and collection momentum in Q2FY26 and the first half of FY26. The company recorded pre-sales of ₹45.7 billion in Q2FY26, reflecting a 7% year-on-year growth from ₹42.9 billion in Q2FY25.
Collections for the quarter rose 13% YoY to ₹34.8 billion, compared with ₹30.7 billion in the same period last year. For H1FY26, pre-sales increased 8% YoY to ₹90.2 billion, while collections grew 10% YoY to ₹63.6 billion, up from ₹57.6 billion in H1FY25.
The company reaffirmed its FY26 pre-sales target of ₹210 billion, supported by a healthy second-half launch pipeline following recent regulatory clearances.
Business Development Milestone
The group launched a new project in the Mumbai Metropolitan Region (MMR) during Q2FY26, with a gross development value (GDV) of ₹23 billion. This addition takes the group beyond its full-year business development target of ₹250 billion within the first half of FY26, positioning it strongly for sustained growth in the coming months.
Debt and Balance Sheet Position
Even after significant project purchase and development expenditure in the first half, the net debt was ₹53.7 billion, way lower than the internal goal of 0.5x net debt-to-equity, reflecting prudent leverage.
