Jaipur: The website of state’s Real Estate Regulatory Authority (RERA) has been dysfunctional for the past month, leaving both homebuyers and developers unable to verify status of properties they intend to buy.For buyers, the timing of this disruption is particularly frustrating. With the ongoing festive season considered an auspicious period for property purchases, many prospective buyers are unable to confirm whether housing projects are RERA-registered.Since Aug 28, the portal has been displaying details only of past projects. New projects cannot be uploaded or accessed on the website, leaving buyers unable to verify latest listings.Ankur Tiwari, who is planning to purchase a property, said, “It’s peak festival season and the best time to buy property. After seeing an advertisement in newspaper, I wanted to check whether it was a RERA-registered project before visiting the site. However, I could not access the details on the website.”Pradeep Singh, another potential buyer, said, “RERA authorities and higher officials have been informed about this issue, but no action has been taken. Complaints have been submitted on the Sampark portal as well as to RERA officials, yet nothing has been done so far.”Property developers are also facing issues due to the website’s prolonged breakdown. The last date to submit the annual audit report is Sept 30, but in the absence of a functional website, they are unable to comply with the mandatory submission. Industry representatives fear that such delays could disrupt business operations and compromise regulatory transparency.Mukesh Chaudhary, owner of GC Infra, said, “So far, there has been no information about extension of the audit report deadline. We have been trying for the past month to comply with the deadline but have failed. This is affecting developers, as buyers cannot proceed without checking project credentials online.”The technical failure comes just months after the launch of Raj RERA 2.0, introduced by urban development and housing minister Jhabar Singh Kharra in May to mark eight years of RERA in the state. Although the new platform became operational in Aug, users—both developers and residents—have been struggling with accessibility and functional glitches from the start.Veenu Gupta, chairperson of RERA, said, “We are currently in a transition phase from RERA 1.0 to 2.0 and whenever such upgrades occur, they usually take about a month to complete. There is no denying that these upgrades cause some problems but the majority have already been addressed and the system should be completely functional within the next 7–8 days. I am monitoring it on a daily basis”
