Aedas invests €30m in 137-home development in El Verger, Alicante

Property developer Aedas Homes, currently in the media spotlight following a takeover bid by Neinor Homes, has announced a €30 million investment to build a residential project of 137 homes in the Alicante municipality of El Verger, located between the beaches of Les Deveses and La Almadraba.

The development, named ‘Edenia’, is already listed on idealista, with prices ranging from €230,000 to €470,000.

The homes, offering one to three bedrooms, vary in size from 60 m² to 120 m², depending on the type. Options include ground-floor flats with gardens and penthouses with terraces.

The homes will feature separate living and sleeping areas, with open-plan kitchens with islands connecting to the living rooms, complete with an induction hob and a tower housing an oven and microwave. The terraces will overlook Montgó Natural Park.

The development offers a wide range of communal facilities, including a swimming pool with sun terrace, gardens and recreational areas, a running and cycling path, a social club with a gastropub and playroom, a coworking space, gym, sauna, jacuzzi, chill-out zones and outdoor recreational and sports areas.

Notably, the buildings will feature centralised hot water systems powered by aerothermal energy and will be supplied with centralised photovoltaic energy. These measures, combined with the sustainable façade design, will earn the development an AA energy rating.

Residents will benefit from direct road and cycle path connections to the town of Dénia. Transport links include easy access to the Mediterranean Highway (AP-7) and the N-332, providing connections to Dénia, Alicante and Valencia.

“The project appeals strongly to local buyers seeking a primary residence as well as to national clients looking for a second home. However, ‘Edenia’ is expected to be particularly popular among international buyers, mainly from Northern and Eastern Europe,” said Javier García, Development Manager of Aedas Homes in Alicante and head of the Edenia project. He adds that he already has a “long list of potential buyers.”
