PHILIPPINE property developers are set to join more than 1,000 participants at the Asian Real Estate Summit (Ares) 2025, as they explore regional partnerships and growth opportunities across Asia amid shifting market dynamics and rising demand for cross-border collaboration.
Organized by Cebu-based real estate network Filipino Homes, the summit will run from July 1 to 2 in Bangkok, Thailand, and is expected to draw over 800 confirmed delegates, including senior executives and founders of leading Philippine property firms.
“The summit is more than a Philippine-focused event—it’s an entry point for aligning with Asia’s best-in-class developers and understanding the evolving consumer demands shaping markets beyond our borders,” said Anthony Gerard Leuterio, founder and president of Filipino Homes.
Ares has emerged as a regional platform for knowledge-sharing and business developmen. The 2025 edition carries the theme “Empowering Growth: Fostering Global Partnerships with Responsible Developers.”
Benchmarking
Sessions will include panel discussions, investment briefings and networking activities aimed at helping Philippine developers benchmark against best practices, from high-performing Asian markets including Thailand Veitnam and Malaysia.
Leuterio said strategies in these countries—such as Thailand’s tourism-integrated residential model and Vietnam’s accelerated rollout of affordable housing—can offer useful insights for Filipino firms managing rising costs, supply chain constraints and evolving buyer preferences.
“Buyers today are looking beyond just location—they’re seeking lifestyle ecosystems,” he said. “Across Asia, developers are responding with vertical townships and green-certified projects that combine affordability,
sustainability and access.”
While the Philippine real estate sector continues to weather global economic headwinds, Leuterio noted that strong fundamentals, including remittance flows, rapid urbanization and infrastructure upgrades are supporting continued development.
Regional models
Growing demand in secondary cities such as Palawan, Bacolod and Cagayan de Oro is also prompting developers to explore regional models of inclusive urban growth and community-led planning.
With increasing pressure to adopt sustainable and regionally responsive development strategies, Leuterio said Ares is positioned to help local players recalibrate for long-term competitiveness.
